Selling your home: a thoughtful strategy, from preparation to closing.

Selling a home is more than putting it on the market. It’s a series of decisions about timing, preparation, pricing, presentation, marketing, negotiation — and ultimately, what makes the most sense for you.

02Selling with Leah

No two homes, sellers, or timelines are exactly alike.

My approach is highly personalized. I don’t believe in a one-size-fits-all listing plan. I start by understanding the full picture, then build a strategy around it.

Your home isn’t a template. Neither is my approach.

02The roadmap

A clean, elevated path from preparation to closing.

Seven thoughtful steps — each one a decision we make together.

01

Start with your goals

Before discussing price or photography, we talk about you.

The best listing strategy begins with understanding what a successful sale actually looks like for you. I want to understand the full picture before we ever talk about comps or marketing.

  • Why are you considering selling?
  • Where are you going next?
  • Is there an ideal timeline or a hard deadline?
  • Do you need to sell before purchasing?
  • Would a rent-back or flexible closing help?
  • Is maximizing price the priority, or are speed and certainty equally important?
  • What improvements are worth making before listing — and which ones aren’t?
  • Are there financial, family, relocation, school, estate, or investment considerations affecting the move?
02

Understand the home + the market

I evaluate the property itself and the micro-market surrounding it.

I don’t believe an automated valuation can tell the whole story. Two homes with similar square footage can perform very differently depending on location, lot, condition, presentation, floor plan, and buyer demand.

  • Recent comparable sales
  • Current competing listings
  • Pending homes and market activity
  • Price per square foot where relevant
  • Neighborhood-specific trends
  • Buyer demand and days on market
  • Inventory and absorption
  • Condition, updates, lot, location, and floor plan
  • School assignment where relevant
  • Seasonality and timing
  • Potential buyer objections
  • Features that create additional value
03

Prepare with purpose

Not every home needs a renovation before selling.

I help sellers determine where spending money is likely to matter — and where it probably won’t. Where helpful, I coordinate trusted vendors and help manage the preparation process so you aren’t left figuring it out alone.

  • Paint and cosmetic updates
  • Repairs and deferred maintenance
  • Lighting and fixtures
  • Landscaping and curb appeal
  • Decluttering and editing
  • Furniture placement
  • Staging or virtual staging
  • Pre-listing inspections when appropriate
  • Contractor and vendor coordination

My goal isn’t to have you spend the most money preparing your home. It’s to help you spend intelligently.

04

Build the pricing strategy

Pricing is one of the most important strategic decisions we make.

The goal isn’t simply to determine what a home is “worth.” We need to understand how buyers are likely to perceive it, where it sits against the competition, how it will appear within common search ranges, and what pricing strategy gives us the strongest position.

  • Pricing directly at expected market value
  • Positioning slightly below a key threshold to generate competition
  • Testing a premium when the property has truly differentiating features
  • Adjusting timing or preparation before entering the market
  • Creating a strategy around current inventory and competing listings

Pricing isn’t a decision I make once and forget. I monitor the market and buyer response throughout the listing.

05

Present + market the home

Presentation matters — especially online, where most buyers first decide whether a home is worth seeing.

The marketing should tell buyers not only what the home has, but why living there is special. For some properties that means architecture and design. For others, it might be the lot, neighborhood, walkability, schools, outdoor space, updates, commute, lifestyle, or investment potential.

  • Professional photography
  • Drone photography
  • Floor plans
  • Video and social media
  • Virtual staging when appropriate
  • Compelling listing copy
  • MLS positioning
  • Agent-to-agent outreach
  • Digital and social marketing
  • Open houses or targeted events when beneficial
  • Strategic launch timing
  • Feature sheets and supporting property information
06

Launch + read the market

Once the home goes live, the strategy continues.

Instead of simply waiting for an offer, we use the information the market gives us to make thoughtful decisions. You should always know what is happening, what I’m seeing, and what I recommend next.

  • Showing activity
  • Buyer and agent feedback
  • Online engagement
  • Competing inventory and new listings
  • Pending and closed comparable sales
  • Repeat showings
  • Offer activity
  • Changes in buyer behavior
07

Evaluate + negotiate offers

The highest offer isn’t always the best offer.

When offers arrive, I help evaluate the entire package — then we negotiate strategically. My job is to protect your position while keeping the transaction moving toward the outcome you want.

  • Purchase price
  • Financing strength
  • Cash versus financing
  • Due diligence and earnest money
  • Seller concessions
  • Closing timeline
  • Contingencies
  • Personal property requests
  • Buyer-agent compensation where applicable
  • Probability of successfully reaching closing
  • Any terms that create additional risk or opportunity
Under contract doesn’t mean my job is finished

From contract to closing

Once under contract, I continue to guide the transaction through every milestone. Issues can arise even in strong transactions — experience, communication, responsiveness, and good judgment become especially important here.

  • Due diligence
  • Inspections
  • Repair requests and negotiations
  • Appraisal
  • Financing milestones
  • Attorney and closing coordination
  • Title-related issues when they arise
  • Vendor access
  • Buyer walkthrough
  • Seller move-out and possession planning
  • Closing
  • Final details and handoff

A highly personalized selling experience

A family selling a longtime home has different needs from an investor selling a rental. A seller relocating for work may need an entirely different timeline from someone who wants to buy their next home before listing. An estate, divorce, downsizing move, new construction purchase, or highly competitive neighborhood may each require a different strategy.

I adapt the process around the seller — rather than forcing the seller into a predetermined process.

My background as an educator also shapes how I work. I believe you should understand your options, the reasoning behind my recommendations, and what comes next. I’ll give you my professional opinion, explain why, and advocate for you throughout the transaction — while making sure the decisions remain yours.
02What it can look like

Thinking about selling? Here’s what the process can look like.

  1. 1

    4–8+ weeks before listing

    Initial consultation

Initial consultation → market analysis → property walkthrough → preparation plan → vendor coordination

  2. 2

    2–4 weeks before listing

    Preparation

Repairs and improvements → decluttering → staging strategy → landscaping → final pricing analysis

  3. 3

    1 week before listing

    Marketing preparation

Photography → video/floor plan → marketing preparation → MLS strategy → launch planning

  4. 4

    Launch week

    Listing goes live

Listing goes live → marketing begins → agent outreach → showings → feedback monitoring

  5. 5

    Offer + negotiation

    Evaluate offers

Compare price, terms, and risk → negotiate → select the offer that best supports your goals

  6. 6

    Under contract

    Due diligence

    Due diligence → inspections → appraisal/financing → negotiations → closing coordination

  7. 7

    Closing

    Final walkthrough + closing

    Final walkthrough → closing → proceeds → keys/possession → next chapter

Need to move faster? That’s okay. This is an example, not a requirement. Some homes can be prepared and launched quickly, while others benefit from a longer runway. We’ll build the timeline around your home and your priorities.
